I am a long-time Hoboken resident, community advocate, and volunteer with over 30 years of history in Hoboken. My family and I cherish our neighborhood, but I believe we need a team in City Hall that will put the resident’s needs first.I’m a Jersey girl - born at St. Mary’s Hospital in Hoboken and grew up near Red Bank. I moved back to Hoboken in 1990 after graduating from Fordham, where I met my husband, Jay. Our first apartment was a small railroad on Clinton and Third, and as our family grew, we made the conscious choice to remain in Hoboken; eventually taking on the enormous job of restoring a fixer-upper on Castle Point where we’ve lived for 25 years. Our two youngest, Mark and Maddie, still live with us today.Professionally, I spent 28 years in publishing at Wiley, managing a global events team, overseeing multimillion dollar budgets, and earning certifications in project management and marketing automation. As a community advocate, I joined friends and neighbors to fight against development to keep the open space on 1600 Park Ave; I have been a long time volunteer with my children’s schools and a Court Appointed Special Advocate (CASA) for foster kids. Community involvement is core to who I am. I have always made time for it.In 2018, our oldest son Peter, an artist, passed away and Jen Giattino, my friend and Councilwoman, was there for me. When I wanted to plant a memorial garden, she worked with the council to make it happen. When I wanted to be on the Arts Advisory Board because I needed to be involved in art as part of my healing process, she lobbied for me, then joined the committee, saying “let’s make some damn good art.”Jen Giattino was everyone’s best neighbor in Hoboken. Her example is inspirational- and why I’m stepping forward to run to complete her term in the Sixth Ward. My goal is to bring our neighborhood back together. We're all neighbors in this amazing city we call home - regardless of party, beliefs and backgrounds. We need a representative who can and will work with anyone to deliver results for our community, and that’s what I plan to do. These include the Billion Oyster Project, Gowanus Dredgers Canoe Club, New York Harbor School, Newtown Creek Alliance, the River Project, Working Harbor Committee, and many others. He&nbsp;served the New York Harbor School and Harbor Foundation in a variety of roles, one of which was as the chief strategist behind the School’s successful effort to secure an additional building on the island including $25 million in Capital funds for its renovation.In the wake of Superstorm Sandy, Carter worked with the Consulate General of the Kingdom of the Netherlands in New York to bring Dutch know-how in developing rebuilding strategies for coastal, urban and other aquatic environments in New Jersey, New York State, and New York City. Out of these discussions, the “Rebuild By Design” collaboration came to life. The long-term goal for this project was to help create sustainable frameworks for future collaboration between multiple stakeholders from academic, business, community and government groups in the Netherlands and in Greater New York. Twelve years later, Rebuild By Design is still making positive change across many vulnerable and impacted communities.&nbsp;Additionally, Carter has been extensively involved in a number of programs educating the public in planning for, and using, the waterfront. He created the Waterfront and Wetlands Planning mini-course for the School of Architecture at Pratt Institute (now in its 14th year), as well as leading courses at Fordham University. Mr. Craft graduated from New York University’s Wagner School of Public Service with a Masters of Urban Planning in 1998, and from UNC-Chapel Hill in 1993 with a B.A. in Economics. Carter currently works as a Senior Economic Policy Officer at the Consulate General of the Kingdom of the Netherlands in New York under their Ministry of Foreign Affairs. Since then, I have worked tirelessly to bring transparency, accountability, and smart decision-making to our city government—ensuring that Hoboken is run better for everyone. Now, I am ready to take that leadership to the next level as Hoboken’s next mayor. I moved to Hoboken nearly 30 years ago, in July 1994, to work in New York City after earning my MBA in Finance and Strategic Management from the University of Minnesota. Over the years, I’ve lived in nearly every ward before settling in the 2nd Ward in 2000, where I have lived—except for a few years abroad—ever since. I love Hoboken and my neighborhood, and you can often find me walking my dog Brownie, talking with neighbors, and always looking for ways to improve our quality of life. Before public service, I spent over two decades as a leader and private-sector executive in commercial real estate finance, most recently as CFO of Blackstone’s Brixmor Property Group (I resigned in 2013), the second-largest shopping center company in the U.S. My career also includes roles in banking, private equity, and real estate development, giving me the financial expertise to ensure that Hoboken’s economic decisions prioritize long-term fiscal health and taxpayer interests. My path to public service started with grassroots advocacy—first for pedestrian safety in my neighborhood and then against the proposed Monarch Project, which led me to co-found Hoboken Residents for a Public Waterfront. I was twice appointed to the Zoning Board of Adjustment, where I used my professional experience and deep knowledge of Hoboken to push for responsible development that respects our community’s character. Encouraged by neighbors and after being asked three times by Mayor Zimmer, I decided to run for office in 2015. As your Councilwoman, I have been a consistent advocate for:<ul><li>Smart and transparent development that benefits Hoboken residents, not just developers.</li><li>Fiscal responsibility to ensure that taxpayers get the best value for their money.</li><li>Public safety and quality of life improvements, from pedestrian safety and traffic calming to addressing e-bike enforcement and public nuisances.</li><li>Protecting our community's character by advocating for policies that support economic and cultural diversity.</li></ul>Over the years, my role as Councilwoman has grown beyond just representing the 2nd Ward—I have fought for policies that impact all of Hoboken. Whether advocating for responsible development, improving public safety, or securing funding for infrastructure projects, my focus has always been on ensuring that our government serves its residents first. I believe Hoboken deserves leadership that prioritizes the people who live here, not political interests. Now, as I take the next step toward leading our city, my commitment remains the same: unite our community to deliver the best results, put residents first in every decision, and ensure that our government is as good as the people it serves. I plan to lead with experience, engage with you on the issues that matter most, and deliver the best results for our future.

Dear friends and neighbors, Happy Presidents Day! As we reflect on the leadership that has shaped our country—both for better and for worse—it’s a reminder that elections matter. The choices we make at the ballot box determine not just our national direction but the future of our own communities. And here in Hoboken, that decision is just nine months away. It has been an exciting few weeks, and the pieces are falling into place as I move forward with plans to run to be Hoboken’s next mayor. I have opened my campaign account and filed the requisite campaign registration form, hired campaign media advisors, and my new website is underway. I am energized and humbled by all the volunteers who are signing up, and contributions are already coming in. But what makes it feel real is seeing my name in lights—literally—in the form of a new logo! These are early drafts, and I’d love to hear your thoughts on which one you’d choose. I’m sticking to my core brand but repositioning it for the next challenge ahead. And I couldn’t be more excited! BEING MAYOR OF HOBOKEN IS A BIG JOB I think about this all the time and it informs my decision to run.&nbsp; Don't you agree, that Hoboken deserves a mayor who knows how to run a city, has the vision to move it forward, and is ready to do the job on day one? When I first ran for City Council in 2015, it wasn’t just because I loved the city I had lived in for 21 years. I saw gaps in leadership—a lack of financial acumen and experience with redevelopment, which were two of the most significant issues facing Hoboken. <a href="https://ymlptr6.net/6e344ummseakaequwbavahmbafauwby/click.php" target="_blank" rel="noopener noreferrer nofollow">With my 23-year career in finance and commercial real estate</a>, and most recently having been a CFO hired to restructure a distressed real estate company, I knew I could help fill this gap. And I did—ensuring Hoboken had its own redevelopment advisor, so we could negotiate with developers on equal footing instead of always being the underdog. I also pushed for the hiring of a city engineer so that critical projects were managed by professionals, not just by well-intentioned but unqualified staff.&nbsp; And I led every effort, every year but one, to cut wasteful spending proposed by the mayor and reduce the tax burden on Hoboken residents. Now, after 31 years as a resident and nearly a decade on the City Council, my reasons for running to be your mayor are similar. I love this city more than ever, and I see both the progress we’ve made and the challenges that remain. Hoboken needs a mayor with a vision—but also the leadership, management, financial, operational, and development expertise to execute that vision. I have that experience, and that is why I plan to run. Right now, Hoboken residents are dealing with real issues—rats, crime, traffic congestion, pedestrian safety, everyday flooding and rising costs of living. But these problems are fixable—with the right leadership. A mayor who knows how to run a large organization, manage city services, and make tough decisions can ensure that Hoboken is safe, clean, and well-run. WHAT DO I MEAN BY “BEING MAYOR IS A BIG JOB”? The Mayor of Hoboken isn’t just a figurehead—it’s the chief executive of a city with a $150M+ budget, hundreds of employees, and 60,000+ residents who depend on City Hall to get things right. It’s a hands-on job requiring strong management, sound decision-making, and a commitment to keeping Hoboken’s residents as the top priority in every decision—a gap we desperately need filled. This is not a job for someone learning on the fly—it requires executive leadership, financial expertise, and a strong understanding of not only government operations, but issues that are unique to our Hoboken community. It’s the foundation of everything that makes our city strong, diverse, and home.As a former real estate finance executive, I know real estate math — and I know how to make development work for Hoboken, not the other way around. That expertise matters when it comes to using every tool available — from budgeting and zoning to negotiations — with the discipline to make them work for residents.Affordability is about keeping our neighbors here — and protecting the Hoboken we built together. Living in Hoboken is expensive. Housing costs, property taxes, and everyday essentials have all climbed. These priorities reflect a city government that works for residents — protecting stability, opportunity, and the Hoboken we’ve built together.<ul><li>Keep property taxes stable Eliminate wasteful spending, practice disciplined budgeting, and plan long term — keeping taxes predictable and services affordable for everyone.</li><li>Enforce rent control Expand resources to strengthen enforcement and stop unfair rent hikes — protecting long-time tenants and the stability rent control provides, while applying the law fairly to small landlords who keep rents low for their tenants.</li><li>Deliver accessible services Ensure that municipal programs — from parking and recreation to senior and youth activities — remain affordable and accessible for residents on fixed or lower incomes.</li><li>Build housing that fits Hoboken’s needs Push for more family-sized and workforce units, preserve subsidized housing, and complete the long-overdue Housing Authority redevelopment — ensuring new development delivers community benefit, not just profit for developers.</li><li>Grow responsibly Ensure development funds affordability, infrastructure, and open space — not the other way around.</li><li>Preserve diversity and opportunity Municipal workers, seniors, working families, and young professionals should all be able to live and grow here. That mix is what makes Hoboken special — and what I’ll work to protect.</li></ul><h3>The Housing Boom — And What It Means for Hoboken</h3>Under Mayor Bhalla, more than 20 new residential buildings totaling nearly 6,000 units have been approved or are in the pipeline — including roughly 650 affordable units and up to 600 three-bedroom homes.That level of growth brings both opportunity and challenge. I’ve supported the projects that made sense for Hoboken — those that added real affordability, family-sized housing, and open space — and I’ve pushed back when the trade-offs didn’t work.This new housing should help increase supply and bring some relief to the local market. But it also underscores the need for stronger planning, smarter negotiations, and a city government that knows how to use its tools — and use them well — to protect affordability and our quality of life.<h3>Always Been Fighting for Affordability</h3>For more than a decade, Tiffanie has fought to keep Hoboken affordable — and delivered real results. She’s led nearly every city budget discussion, saving taxpayers over $35 million by stopping wasteful spending and demanding accountability. She restructured Hoboken’s water contract, freeing up $33 million for infrastructure upgrades instead of higher taxes.Tiffanie co-authored the Workforce Housing Manual, strengthened rent control, and helped defend it at the ballot box.
